Fitler Square - 2051 Waverly St.
3rd Story Philly is working with the homeowners to get a variance (relief from rear setback to then cover envelope of 1st and 2nd floor) on this 3rd floor expansion project. We had a successful RCO meeting and are awaiting the August zba hearing. Without this variance the project is not viable given this extra 30sf enables a bathroom. Fingers crossed, but we are very optimistic and excited to start construction this Fall.
Completion: Winter 2023

Passyunk Square - 1120 Morris St.
We got started on this one in early May and it promises to be a huge upgrade in space and value. We'll be renovating the 2nd floor, constructing a master suite on the 3rd floor and topping it off with a 4th story office/den featuring a wet bar and accordion doors (Fold-a-Door.com) opening up to a large walk out deck.

W. Philly - 4540 Sansom St.
We're excited to be back in W. Philly for another
addition! We started on this project in mid-April
and construction couldn't be going more smoothly. This 3rd story addition features a large master bedroom with a private walk out deck, a custom closet, laundry room, office and a full 4th level roof deck!

Passyunk Square - 817 Earp St.
A great looking 3rd story addition design got under way this past Fall of 2021. With the adding of a primary bedroom, spacious walk-in-closet, bathroom, wet bar and amazing views on the roof deck, it will definitely be adding a lot of value to the home and a great neighborhood to be doing this!

Graduate Hospital - 2020 Kater St.
We've been working alongside our architect on what is going to be a great addition to the 2000 block of Kater St., one of the most popular blocks for 3rd story additions in the city! We begin construction this Winter...

Passyunk Square - 1012 Ellsworth St.
This project has been one of our favorites in a complete overhaul to the home with parking and a 3rd and 4th floor addition to produce a spacious 3,500sf home! The best part of the home is the 4th floor all-seasons room with a 4 panel 10' glass accordion door leading out to a large walkout deck then leading up to a 2nd level roof deck with gorgeous 360 views.

Fitler Square - 408 Croskey St.
We're scheduled to begin construction on April 20, 2021 with a 4th story addition, adding 500sf, a master suite with walk-in-closet and full bath, bedroom/study, a 500sf roof deck, and modifications to the 3rd floor to accommodate a walk-in-closet and laundry room. Fitler Sq. with parking, a 4th floor and skyline views is sure to be well worth the investment...not to mention a home that the owners can spend a long time living in as the real ROI!!

Queen Village - 217 Bainbridge St.
We started construction on April 6, 2021! This project will be an extension of the 3rd floor out to the front and a 4th floor addition with a walk out deck and roof deck above. 1 bedroom, 1 office and an all-seasons entertainment space is being added as well as a small renovation to the back 3rd bedroom. An 950sf addition is sure to add a ton of value to this beautiful home (with parking)!

Grad Hospital - 1905 Catharine St.
3rd Story Philly took a 2 story, one car parking home and then doubled the square footage with a 3rd and 4th floor, two car parking, three roof decks, a 60sf skylight, and high end finishes. It was no wonder that this house quickly sold pre-construction!

Fairmount - 742 N. Judson St.
This is an exciting one that is underway in Fairmount on a great block with only two other 3rd stories. We're hoping that this helps to trigger the "domino effect" to do more on the street. We are big fans of the mansard roof and so happy that the homeowner chose this route!

Grad Hospital - 2216 St. Albans St.
After we helped the homeowners get a variance for relief from the 8' set back, we built the addition in less than 6 months. We love this mansard design with the 3 adjoining windows. There was no pilot house to the roof deck, rather fiberglass exterior stairs to enable a 360 view!

Passyunk Sq. - 1624 S. Iseminger St.
We finished another one in Passyunk Sq. It's a 3rd story addition with roof deck, fully gutted and renovated 1st and 2nd floor and an excavated basement finished. With two roof decks, we were able to add a lot of outdoor space and an extra 450sf to house itself with a 3rd!

Grad Hospital - 1833 Pemberton St.
We were very proud to have finished this third story on the charming 1800 block of Pemberton. In less than 6 months we constructed the 3rd story with a mansard and roof deck. To enable 360 degree roof deck views, this was designed without a pilot house but rather exterior fiberglass stairs...we are big fans of doing it like this!!

Fitler Square - 518 S. Taney St.
3rd Story Philly recently purchased this home and we're going through zoning in an effort to get a variance on the 8' setback. We hope to be starting construction at the end of the year on this beautiful Fitler Square block.

Fitler Square - 2419 Waverly St.
This past Summer, 3rd Story Philly has worked with architect and client on zoning plans for this addition, having gone through different designs to appease the neighborhood RCO for their support given our need for a variance for relief from code on the 8' setback requirement. The ZBA hearing will be end of October and hopefully all permits will be in hand by end of year to start construction!

On a quiet block of E. Passyunk we did a full renovation and 3rd story addition. It was a big makeover, adding a lot of value to the home (and block). The location could not have been much better to justify this investment!

Bella Vista - 603 Fulton St.
Architectural plans were started in January on this 3rd story addition for the owners who had done an awesome renovation to the first two floors of their home. One of our goals is going to be to continue the stylistic flow on the interior and exterior. And no 8' set back required as the house is adjacent to two 3 story homes! We are really excited about getting this one off its feet!

Designs are underway on this 3rd story addition in Fairmount. 1st and 2nd floor of home is undergoing a full renovation. The views from the upper roof deck are going to be extraordinary!

After several months of planning and back and forth with the Historic Commission, this Pine St. 3rd story addition is finally underway. The plan is to extend the1st & 2nd floor back 10' and put the 3rd floor on though set back 25' from the front to satisfy the the historic register restrictions.

Graduate Hospital - 2042 Kater St.
On the charming 2000 block of Kater St. there have been several 3rd story additions constructed in the last few years. This one was a complete renovation to existing 2 floors and an addition with 8' setback deck and roof deck above. We rebuilt the facade completely after discovering that there were some structural issues with the wall.

This two story home on the charming 2300 block of Waverly St. was recently purchased with the intent of putting a 3rd and 4th story and full renovation before the owners move in. With a 2 level roof deck, 4th story kitchen/bar, and french and sliding doors, this house is sure to be one of a kind! Owners are waiting on the building permit to get started.

Just steps from the Italian Market, we undertook this fun project to excavate and finish the basement, gut/renovate the existing home and construct a 3rd floor addition with roof deck. With a great view of Center City and beautiful finishes we were quite proud of this one.

Bella Vista - 705 Fulton St.
On a quiet, tree lined block in Bella Vista this 3rd story addition added another 500 square feet plus a pilot house with storage space. The master bedroom has a large 4'x8' picture window looking out at the skyline. The roof deck has incredible 360 degree views of the city. Spring 2017 homeowners seeking a variance to extend the addition up to the front of the house by building a room where the 8' setback of original addition is.

We finished construction on this full gut/renovation plus 3rd story addition with roof deck. The basement was dug out and finished. Adding 400sf on the 3rd floor with a nice size bedroom, walk in closet and large bathroom, this was a major value add project!
